Planning the roof
Pitch, total roof area, hips, valleys, dormers, wall intersections and site access affect material quantities, labor and sequencing. Clean drawings reduce uncertainty and help the estimate distinguish base scope from design changes.
Underlayment, ice-and-water protection, flashing details, penetrations and ventilation must work together. The final assembly should follow the approved plans, applicable requirements and written contract—not assumptions taken from a marketing page.
Product selection, color, availability, manufacturer details and the point at which the building is ready for roofing all influence procurement and mobilization. CMF confirms these inputs before a final commitment.
New-home roof installation
A new-construction roofing contractor must connect the visible material to the layers and details that manage water, ventilation and transitions. CMF reviews the roof plan, elevations and specifications so the proposed package can distinguish deck readiness, underlayment, ice-and-water protection, valleys, flashing, vents, penetrations, edge metal and the selected finish system.
Architectural asphalt shingles are evaluated according to the specified product, exposure, color, accessory requirements and manufacturer details. Metal roofing depends on panel type, substrate, fastening method, transitions and trim. Where a design contains low-slope areas, those sections must be evaluated as their own compatible assembly instead of being treated like a steep-slope field.
For a custom home or residential development, the bid should also state who controls material selection, delivery, rooftop loading, temporary protection, cleanup, punch work and changes caused by revised plans.

Roofing construction sequence
The sequence is confirmed per project, but a disciplined roofing review usually follows these checkpoints.
Measure the roof, identify geometry, penetrations, specialty areas, ventilation, materials, alternates and missing details.
Confirm approved products, colors, accessories, lead times, delivery requirements and the intended installation window.
Verify deck conditions, access, safety constraints, adjacent work and the builder’s requested dry-in milestone.
Execute the awarded underlayment, flashing, ventilation, penetration and finish-system scope in the planned sequence.
Complete cleanup, documented punch items and the warranty or closeout requirements defined in the agreement.
